The Miami Design District broke ground on Sweetbird North, an eight-story office and retail building designed by Snøhetta and developed by Miami Design District Associates with Raycliff Capital.
Located at 95 NE 40th Street beside Museum Garage, the roughly 120,000-square-foot project will add new office space and approximately 22,500 square feet of retail across its first two floors. Its defining feature will be a veil of coiled stainless-steel mesh wrapped around scalloped terraces. As the light changes, the screen will shift between opaque and transparent while shading the offices and serving as a guardrail and hurricane-rated exterior screen.
Each office floor will open onto a planted terrace, with dense greenery on the lower levels giving way to flowering bougainvillea above. At street level, metal columns and transparent storefronts will connect the building to the surrounding neighborhood.

The September 30 ceremony brought together Craig Robins of Dacra, Bippy Siegal of Raycliff Capital, and Snøhetta founding partner Craig Dykers for a first look at the project. WRE captured the morning, from the groundbreaking at 95 NE 40th Street to the presentation at Paradise Plaza.
